When I take buyers out to walk acreage and properties across Central Texas, one topic comes up over and over again: snakes! If you are serious about buying rural property, ranch land, recreational acreage, or waterfront property, understanding how to safely approach walking Texas land is essential. Whether I am showing property in San Marcos, Wimberley, New Braunfels, Canyon Lake, or Martindale, I always remind buyers that we are stepping into natural habitats.

Why Snake Awareness Matters When Walking Land

One of the biggest mistakes I see buyers make when touring rural property is assuming land walks are the same as walking through a neighborhood lot. They are not. Overgrown grass, rock piles, brush, creek beds, old barns, stacked lumber, and shaded areas can all become hiding spots for snakes.

Texas is home to several venomous snake species, and Central Texas buyers should especially be aware of:

  • Western Diamondback Rattlesnakes
  • Copperheads
  • Cottonmouths (Water Moccasins)
  • Texas Coral Snakes

The good news is that most snakes want to avoid people. Problems usually happen when someone accidentally steps near one, reaches into brush without looking, or walks carelessly through tall grass.

The Most Common Poisonous Snakes in Central Texas

Western Diamondback Rattlesnake

The Western Diamondback is probably the snake most people immediately think about in Texas. These snakes are commonly found in rocky terrain, brushy areas, and dry pastureland throughout the Hill Country.

You will often hear them before you see them. That rattle is a warning sign, and if you hear it, stop immediately and locate the snake before moving.

Copperheads

Copperheads blend in incredibly well with leaves and wooded ground cover. I have walked heavily wooded tracts where buyers never would have noticed one if they were not paying attention.

These snakes tend to rely on camouflage instead of fleeing quickly.

Cottonmouths

If we are walking waterfront property near the San Marcos River, Guadalupe River, Blanco River, ponds, creeks, or low wet areas, I always stay alert for Cottonmouths.

Texas Coral Snake

Coral snakes are less commonly encountered but still important to recognize. Their color pattern is very different from rattlesnakes and pit vipers.

What I Tell Buyers Before We Walk Rural Property

Whenever I show larger acreage tracts, especially heavily wooded or undeveloped land, I tell buyers to treat the showing like a light outdoor hike — not a casual stroll.

Here are some important safety tips I share before walking Texas land:

Wear Proper Footwear

This is not the time for sandals or casual sneakers.

I strongly recommend:

  • Thick leather boots
  • Over-the-ankle hiking boots
  • Long pants
  • Heavy socks

Snake boots or snake gaiters can be a smart choice when walking heavily wooded acreage or brushy land.

Avoid Tall Grass When Possible

Tall grass can hide holes, rocks, cactus, insects, and snakes.

Whenever possible, I try to guide buyers along clearer paths or open areas first.

Never Reach Into Hidden Areas

I always tell clients not to blindly reach into:

  • Brush piles
  • Hollow logs
  • Rock crevices
  • Old structures
  • Stacked wood

Snakes often use these areas for shelter.

Watch Where You Step

This sounds simple, but it matters.

When walking land, I encourage buyers to slow down and scan the ground several feet ahead.

Stay Alert Around Water

Waterfront acreage is beautiful, especially throughout Central Texas river communities, but creek beds and shoreline areas deserve extra caution.

What To Bring When Touring Land

Over the years, I have learned that buyers enjoy land tours more when they come prepared.

I recommend bringing:

  • Bottled water
  • Sunscreen
  • A hat
  • Gloves
  • Bug spray
  • A charged phone
  • A walking stick

During warmer months in Central Texas, heat exhaustion can become just as dangerous as wildlife exposure.
