San Marcos Movie Studio: What Hill Country Studios Could Mean for the Future of San Marcos

The San Marcos movie studio known as Hill Country Studios has been one of the most ambitious developments proposed for our area in recent years. Because of its size and possible economic impact, the planned film and television production complex has attracted considerable attention.

However, the story has changed since the project was first announced.

Construction did not begin on the original schedule. At the same time, Texas made a much larger commitment to attracting film and television production. As a result, renewed interest now surrounds the question of whether Hill Country Studios could finally move forward.

As a San Marcos real estate agent who has worked throughout Central Texas for more than 18 years, I pay close attention to projects like this. After all, a development of this scale can affect much more than the land where it is built.

Over time, new employment centers may influence housing demand, commercial growth, infrastructure, and migration patterns. Therefore, the future of Hill Country Studios is worth watching from both an economic and real estate perspective.

So, where does the project stand today? More importantly, what could the San Marcos movie studio eventually mean for our community?

What Is the San Marcos Movie Studio?

Hill Country Studios is a proposed large-scale film and television production campus planned for San Marcos.

Current plans have described a roughly $267 million development with approximately 820,000 square feet of production, office, workshop, and support space. Additionally, the project has called for 12 production stages built in phases.

Its proposed location is within the La Cima area of San Marcos, at 6202 West Centerpoint Road. Consequently, the development would sit on the growing western side of the city and within the larger Austin–San Antonio corridor.

Plans reported for the development have included:

  • 12 production stages
  • Production workshops
  • Office space
  • Support facilities
  • A welcome center
  • Space designed to serve large film and television productions

Scale is one of the biggest reasons this project matters. This is not simply a small local soundstage or an independent production facility.

Instead, if completed as envisioned, the San Marcos movie studio could become a significant part of the Texas film industry’s production infrastructure.

Why Has the San Marcos Movie Studio Been Delayed?

This part of the story needs to be explained carefully.

Originally, the project was expected to begin construction much earlier. However, the anticipated groundbreaking did not occur on the first schedule.

By 2026, the site still did not show visible major construction. Hill Country Studios representatives had previously cited preliminary development work and an external utility issue among the factors affecting the timeline.

Meanwhile, reported pre-construction work included geological and ecological studies, removal of existing structures, and work involving abandoned pipelines.

For that reason, I would not describe Hill Country Studios as a project underway. Likewise, I would not suggest that movie productions are about to begin filming there any time soon.

A more accurate description is that Hill Country Studios remains a major planned development whose construction timeline has experienced significant delays.

Ultimately, that distinction matters when discussing future jobs, economic growth, and possible real estate impacts.

Is the San Marcos Movie Studio Finally Moving Forward?

There is a reason the project is attracting attention again.

In a November 2025 report, Hill Country Studios CEO Cory McLoud said the development was on track to break ground in the first quarter of 2026. According to that report, the first phase was expected to take approximately 18 months.

Furthermore, McLoud connected the improved outlook to changes in the Texas film incentive environment.

Because the project has already experienced significant delays, though, I believe it is important to remain cautious. A projected groundbreaking date is not the same thing as confirmed vertical construction.

Therefore, San Marcos residents, property owners, and potential homebuyers should watch for tangible milestones such as:

  • Site preparation and infrastructure work
  • Construction permits
  • A formal groundbreaking announcement
  • Major construction contracts
  • Visible building activity
  • Announcements of production tenants or studio users

Once those milestones occur, the conversation can begin shifting from a proposed development to an active major construction project.

Until then, the most accurate approach is to follow confirmed developments rather than speculate.

Why Texas Film Incentives Matter to the San Marcos Movie Studio

The environment surrounding Hill Country Studios has changed significantly.

Texas has increased its commitment to attracting film and television productions. As a result, the state could become more competitive with other major production destinations.

Film and television companies often compare states based on costs, available crews, infrastructure, filming locations, and financial incentives.

For example, a major production may need more than an attractive location. It may also need soundstages, experienced workers, equipment, transportation, and financial reasons to choose one state over another.

For a facility such as Hill Country Studios, a stronger Texas film industry could create a more favorable business environment.

Studio construction and production incentives are separate pieces of the equation. In other words, qualifying production companies could potentially benefit from state incentives, depending on the program requirements and each individual project.

That distinction is important.

Texas is working to become more competitive as a place to produce movies, television programs, commercials, and other media. At the same time, large-scale studio infrastructure could provide the physical space those productions need.

For the San Marcos movie studio, a stronger pipeline of productions choosing Texas could eventually be just as important as constructing the buildings themselves.

Why San Marcos Could Be an Attractive Location for a Movie Studio

From a location standpoint, San Marcos has several advantages.

The city sits almost directly between Austin and San Antonio, two of the largest metropolitan areas in Texas. Additionally, Interstate 35 provides direct access to both markets.

San Marcos also has its own identity and resources.

The area offers:

  • Access to Austin and San Antonio
  • Proximity to major airports
  • Texas State University
  • A growing regional workforce
  • Hill Country landscapes
  • Rivers and natural scenery
  • Historic downtown environments
  • Rural properties and ranchland nearby
  • Rapidly growing communities throughout the I-35 corridor

Because of that variety, a production based in San Marcos could potentially access many different filming environments without traveling across the country.

Within the broader Central Texas region, filmmakers can find urban settings, small towns, historic buildings, ranches, rivers, limestone hills, farmland, and modern developments.

Moreover, San Marcos sits near the geographic center of one of the fastest-growing regions in Texas.

That location is one reason I believe the Austin–San Antonio corridor has substantial long-term potential.


Why What Could the San Marcos Movie Studio Mean for Local Jobs?

The potential employment impact goes far beyond actors and directors.

Large film and television productions depend on a wide network of workers and businesses. For instance, a production may need:

  • Camera and lighting crews
  • Electricians
  • Carpenters
  • Set builders
  • Costume professionals
  • Hair and makeup artists
  • Drivers
  • Security personnel
  • Caterers
  • Accountants
  • Production assistants
  • Equipment rental companies
  • Hotels and temporary accommodations
  • Restaurants and local vendors

Earlier plans for Hill Country Studios projected a relatively small number of permanent full-time studio jobs compared with the larger number of potential contract positions associated with production activity.

Published project information has referenced the possibility of up to 1,400 contract positions.

Of course, those jobs would depend on the studio being built and productions actually choosing to use the facility.

Still, this is where the potential economic impact becomes much broader than the studio property itself.

If the San Marcos movie studio eventually attracts a steady flow of productions, some of that economic activity could spread into businesses throughout San Marcos and surrounding Central Texas communities.


Could the San Marcos Movie Studio Affect Real Estate?

This is the question I am naturally watching most closely.

The short answer is potentially. However, the actual impact would depend on whether the studio is built, how quickly production activity grows, and how many jobs become established in the region.

One development does not automatically transform a real estate market overnight.

Nevertheless, sustained job creation can influence housing demand over time.

Potential Demand for Homes

Permanent employees and production professionals who relocate to the area could create additional demand for homes in and around San Marcos.

Depending on their lifestyle and budget, that demand could extend into:

  • San Marcos
  • Kyle
  • Buda
  • Wimberley
  • New Braunfels
  • Martindale
  • Maxwell
  • Canyon Lake and surrounding Hill Country communities

Demand would not necessarily be limited to one neighborhood or one type of property.

Instead, different workers and industry professionals could have very different housing needs.

Demand for Temporary and Executive Housing

Film and television productions often bring people into an area for weeks or months.

Therefore, a growing production industry could potentially increase demand for:

  • Furnished rentals
  • Executive housing
  • Luxury homes
  • Short-term accommodations
  • Apartments
  • Properties with privacy and acreage

Again, the actual impact would depend on the volume and consistency of productions using the studio.

Even so, temporary housing can become an important part of the economic impact surrounding a successful production center.

Commercial Real Estate Opportunities

Secondary economic effects could also create demand for commercial space.

Businesses serving the production industry may need warehouses, offices, workshops, storage facilities, and other specialized properties.

As a result, the potential real estate impact could extend beyond homes and apartments.

The San Marcos Movie Studio and the Austin–San Antonio Corridor

Hill Country Studios should not be viewed in isolation.

Central Texas continues to attract major employers, infrastructure investment, residential development, and new industries.

Meanwhile, San Marcos occupies a strategic position in the middle of that growth.

For years, people have discussed the increasing connection between Austin and San Antonio. Communities such as Buda, Kyle, San Marcos, and New Braunfels are an important part of that story.

In addition, new employment centers throughout the corridor can affect communities beyond the city where a particular project is located.

A major film production campus would add another industry to the region’s economic mix.

That does not mean San Marcos is about to become Hollywood overnight.

However, it does mean the city continues to attract attention for projects that would have been difficult to imagine here a few decades ago.

For property owners, buyers, and investors, that broader trend is worth following.

If you already own property in San Marcos, I would not make a pricing decision based solely on the possibility of Hill Country Studios.

Real estate values are influenced by many factors, including:

  • Housing inventory

  • Neighborhood demand
  • Local employment
  • Population growth
  • Infrastructure
  • Long-term economic development

However, major employment and infrastructure projects are worth monitoring because they can become part of a larger growth pattern.

San Marcos has already experienced substantial change over the past two decades.

Today, the city is much more than a college town located between Austin and San Antonio. It has become an increasingly important part of the Central Texas economy.

If Hill Country Studios moves into active construction and eventually begins hosting major productions, it could become another piece of that evolution.

Even then, the effect on individual properties would vary by location, price range, property type, and broader market conditions.


What Should San Marcos Homebuyers Know?

For buyers, I would offer similar advice: buy the right property for your needs today rather than speculating on one future development.

Still, understanding what is happening around a community is an important part of making an informed real estate decision.

When I work with buyers in San Marcos and the surrounding area, we look beyond the house itself.

For example, we also consider:

  • Future development
  • Road projects
  • Schools
  • Neighborhood growth
  • Floodplains

A major project such as Hill Country Studios belongs in that broader conversation.

I’ll Be Watching the San Marcos Movie Studio for Future Updates

The San Marcos movie studio remains one of the most interesting proposed developments in our area.

Its original timeline clearly did not go according to plan. Therefore, I believe it is important to separate confirmed facts from projections.

At the same time, Texas has made a much larger commitment to attracting film and television production. Hill Country Studios leadership has also indicated that the improved incentive environment helped support a renewed development timeline.

Now, the next major question is simple:

When will we see substantial construction activity at the San Marcos site?

That is the milestone I will be watching.

If Hill Country Studios moves from a long-planned development into active construction, I will update this article as new information becomes available.
