However, I believe the bigger story goes well beyond brisket sandwiches, Beaver Nuggets and fuel pumps.

As a longtime San Marcos real estate broker who works throughout the Austin–San Antonio corridor, I watch major development announcements closely. New commercial projects can influence traffic patterns, employment, visibility and future development. In this case, the new Buc-ee’s is arriving as other major investments are also reshaping San Marcos.

The result could make the I-35 and Yarrington Road area an increasingly important commercial gateway for northern San Marcos.

The new Buc-ee’s is scheduled to open at 6 a.m. on Wednesday, August 12, 2026.

The massive travel center is located near I-35 and Yarrington Road, roughly five miles north of downtown San Marcos. At approximately 74,000 square feet, the project represents a major commercial investment along one of the busiest transportation corridors in Texas. Recent reporting has placed the project cost at approximately $47 million.

For San Marcos residents, the location is particularly interesting because it sits near the northern edge of the city. Therefore, it will serve not only local residents but also travelers moving between Austin and San Antonio.

In other words, this Buc-ee’s is positioned directly in the path of one of Central Texas’ most important growth corridors.

Where Is the New Buc-ee’s in San Marcos?

The new travel center is being developed at the I-35 and Yarrington Road area in north San Marcos.

That location matters.

Yarrington Road sits between central San Marcos and the rapidly growing Kyle area. As a result, development around this interchange can potentially serve residents from both communities while also capturing interstate traffic.

For years, growth along I-35 has continued to blur the traditional boundaries between Austin, Buda, Kyle and San Marcos. The new Buc-ee’s is another highly visible example of that trend.

At the same time, San Marcos still maintains its own identity. The city offers the San Marcos River, Texas State University, an established downtown, major outlet shopping and access to both Austin and San Antonio.

That combination continues to make San Marcos an important part of the Central Texas growth story.

The New Buc-ee’s Is Part of a Much Bigger San Marcos Growth Story

A new Buc-ee’s would be noteworthy by itself. However, other nearby investments make this development even more interesting.

H-E-B recently purchased approximately 44 acres near I-35 and Yarrington Road, across the interstate from the Buc-ee’s site. Conceptual plans have shown the possibility of a future 118,000-square-foot H-E-B with more than 1,000 parking spaces. However, H-E-B has said it does not currently have plans to build the store.

That distinction is important.

The land purchase is real, and a potential site plan has been considered. Nevertheless, a new H-E-B at Yarrington Road should not be presented as an announced or confirmed store at this time.

Even so, the land acquisition is significant. Major companies generally evaluate transportation access, population growth and long-term market demand when acquiring large commercial sites.

Therefore, the combination of Buc-ee’s opening and H-E-B controlling nearby land makes the Yarrington Road interchange an area worth watching.

San Marcos Is Also Getting Another Major H-E-B

Meanwhile, another major retail project is already under construction elsewhere in San Marcos.

A new approximately 114,000-square-foot H-E-B is nearing completion at I-35 and McCarthy Ln., close to the San Marcos Premium Outlets area. The store is expected to open in fall 2026 and will include additional amenities such as a True Texas BBQ restaurant, fuel and other services.

Consequently, San Marcos is seeing major commercial investment on both the northern and southern sides of the city.

That matters because growth is not concentrated in only one neighborhood. Instead, development continues along several parts of the I-35 corridor.

For buyers, sellers and property owners, these projects provide another indication of how quickly the broader San Marcos area continues to evolve.

What Could the San Marcos Buc-ee’s Mean for Local Real Estate?

Whenever a major commercial project opens, I get some version of the same question:

Will this increase nearby property values?

The honest answer is more complicated than a simple yes or no.

A single commercial development does not automatically cause every nearby home or tract of land to increase in value. Real estate values depend on many factors, including location, zoning, access, supply, demand, property condition and the type of surrounding development.

However, major projects can change how an area is perceived and used.

More Attention on North San Marcos

First, Buc-ee’s will create a highly visible landmark at the northern entrance to San Marcos.

Thousands of travelers moving along I-35 will become familiar with the location. Over time, that visibility may help reinforce Yarrington Road as a recognizable commercial destination.

Greater Interest in Nearby Commercial Land

Second, major highway-oriented developments can attract additional interest from restaurants, hotels, service businesses and retailers.

Of course, future development will depend on available land, infrastructure, zoning and market demand. Still, the arrival of a major destination retailer can change the conversation around an interchange.

More Jobs and Economic Activity

In addition, a travel center of this size creates jobs and generates ongoing economic activity.

Those jobs do not exist in isolation. Employees need housing, restaurants gain customers, nearby businesses see additional traffic and the city gains another major commercial presence.

Increased Traffic

On the other hand, growth comes with challenges.

Traffic around I-35 is already a major concern throughout Central Texas. Therefore, residents and future buyers should pay attention to how increased commercial activity affects Yarrington Road, nearby frontage roads and surrounding intersections.

For some buyers, improved access to shopping and services is a major benefit. For others, distance from traffic and commercial development may be more important.

That is why real estate decisions should always be made property by property and neighborhood by neighborhood.


Why the Yarrington Road Area Is Worth Watching

From my perspective, the most important long-term story may be the transformation of the Yarrington Road interchange itself.

Consider what is happening:

  • A roughly 74,000-square-foot Buc-ee’s is opening in August.
  • H-E-B has acquired approximately 44 acres nearby.
  • San Marcos continues to grow along the I-35 corridor.
  • Kyle continues expanding immediately to the north.
  • The Austin–San Antonio corridor continues attracting residents and businesses.
  • Major retailers are making long-term investments throughout the region.

Taken together, those factors suggest that north San Marcos will remain an important area to watch.

However, development rarely happens in a straight line. Some announced projects move quickly, while others take years. Additionally, conceptual plans can change.

Therefore, I will continue following confirmed development rather than treating every proposal as a done deal.

That distinction matters when discussing real estate.


San Marcos Is More Than a Stop Between Austin and San Antonio

For decades, people have sometimes described San Marcos primarily by its location between Austin and San Antonio.

I have never believed that tells the whole story.

San Marcos has its own economy, university, river, downtown, neighborhoods and culture. Furthermore, the city has become an increasingly important part of the larger Central Texas economy.

The new Buc-ee’s adds another recognizable destination to that story.

At the same time, projects such as the new H-E-B near McCarty Lane and continued development along I-35 show that businesses are paying attention to the long-term growth of this area.

For people considering a move to Central Texas, San Marcos can offer something different from both Austin and San Antonio. You can still have access to two major metropolitan areas while living in a community with its own identity.
